The legal formalities to purchase immovable property in Cyprus are as follows .
Step 1. Select your Property

Step 2. Viewing Trip
Set up a meeting with agent and visit properties for viewing
Step 3. Select & Reserve your property.
After the Buyer makes a decision to buy the real estate in Cyprus, he makes a reservation fee for the selected an object. Typically, the reservation fee will be between € 1,000 and € 10,000. After paying the deposit, the property is removed from the sale and reserved for the Buyer, who is issued a confirmation of the reservation document. The paid amount of the reservation fee is included in the cost of the purchased object.
Step 4. Creating a Sale Agreement
When Sale Agreement completed and agreed between Vendor and Buyer, you may proceed to the final transaction stage. Once you sign the sale agreement, the agreement should be registered in TAX office and pay the required stamp duty.
If Buyer is not member of EU by Cyprus law he must file an application with the Cyprus Council of Ministers and obtain a permit. As a rule, this process is a mere formality, if this is the first real estate purchase bought in Cyprus and your name does not appear on Interpol’s lists due to any legal problems.
Step 5. Document registration
Deposit the Sale Agreement in District Land Department.
Transfer Property in to new owners name in the Land Registry.
After registration, information about the purchased property in the Land Registry is entered it is confirmation of the ownership right until the title of the owner is obtained.
Step 6. Obtaining of the Title Deed
If the property is bought in the secondary market, it can be done immediately.
Sellers of new and under construction real estate usually do not have titles yet, so the buyer will have to wait. At this time, the right to property will be confirmed by the sale contract, registered in the Land Department.
